{"id":58,"date":"2012-02-12T20:08:18","date_gmt":"2012-02-12T19:08:18","guid":{"rendered":"http:\/\/skontorpshojden.se\/?page_id=58"},"modified":"2025-01-16T18:42:32","modified_gmt":"2025-01-16T17:42:32","slug":"trivselregler","status":"publish","type":"page","link":"https:\/\/skontorpshojden.se\/?page_id=58","title":{"rendered":"Trivselregler"},"content":{"rendered":"\n<p>Ordnings- och trivselreglerna (h\u00e4danefter angivet trivselregler) beslutades av styrelsen den 2023-04-19 och ska ses som ett komplement till stadgarna f\u00f6r f\u00f6reningen.<\/p>\n\n\n\n<p><em>Please continue further down on this page for english<\/em>.<\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\"\/>\n\n\n\n<h3 class=\"wp-block-heading\">F\u00f6r vem g\u00e4ller reglerna<\/h3>\n\n\n\n<p>Trivselreglerna g\u00e4ller inte bara dig som bostadsr\u00e4ttsinnehavare. \u00c4ven familjemedlemmar omfattas, liksom g\u00e4ster, inneboende, den\/de som hyr i andra hand, eller hantverkare som utf\u00f6r arbete \u00e5t dig i l\u00e4genheten.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Allm\u00e4nt<\/h3>\n\n\n\n<p>Alla bostadsr\u00e4ttsinnehavare har ett gemensamt ansvar f\u00f6r att v\u00e5r bostadsr\u00e4ttsf\u00f6rening f\u00f6rblir en trivsam och v\u00e4l fungerande f\u00f6rening. Kostnader f\u00f6r reparation och extra underh\u00e5ll drabbar alla boende i form av h\u00f6jda m\u00e5nadsavgifter, och ger mindre utrymme f\u00f6r andra aktiviteter inom f\u00f6reningen.<\/p>\n\n\n\n<p>Alla bostadsr\u00e4ttsinnehavare m\u00e5ste ha en hemf\u00f6rs\u00e4kring med bostadsr\u00e4ttstill\u00e4gg f\u00f6r att t\u00e4cka alla eventualiteter. Vid skada eller fel p\u00e5 fastigheten, felanm\u00e4l till f\u00f6reningens tekniska f\u00f6rvaltare. Undvik jourutryckning om det inte r\u00f6r akuta fel.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">S\u00e4kerhet<\/h3>\n\n\n\n<p>Kontrollera att portar och d\u00f6rrar st\u00e4ngs ordentligt efter dig i byggnaderna. Vid problem, kontakta f\u00f6reningens tekniska f\u00f6rvaltare s\u00e5 snart som m\u00f6jligt. L\u00e4mna inte d\u00f6rrar och portar \u00f6ppna och sl\u00e4pp inte in ok\u00e4nda personer i fastigheterna.<\/p>\n\n\n\n<p>Ur brands\u00e4kerhetsskyddspunkt \u00e4r det inte till\u00e5tet med r\u00f6kning i de gemensamma utrymmena. Sopor f\u00e5r inte st\u00e4llas i trappuppg\u00e5ngarna eller i entr\u00e9erna.<\/p>\n\n\n\n<p>Det \u00e4r f\u00f6rbjudet att avfyra fyrverkerier och sm\u00e4llare inom f\u00f6reningens omr\u00e5de.&nbsp;<\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><a><\/a>Balkonger och uteplatser<\/h3>\n\n\n\n<p>Vid aktiviteter p\u00e5 balkong eller uteplats, visa h\u00e4nsyn till dina grannar. Grillning \u00e4r till\u00e5ten med el- eller gasolgrill (ej kolgrill), f\u00f6rutsatt att du inte st\u00f6r dina grannar. F\u00f6rvara gasoltuber i enlighet med g\u00e4llande regler.<\/p>\n\n\n\n<p>Ha g\u00e4rna v\u00e4xter p\u00e5 din balkong, men placera bloml\u00e5dor p\u00e5 insidan av balkongen, och var f\u00f6rsiktig n\u00e4r du vattnar dina blommor s\u00e5 att vattnet inte hamnar p\u00e5 balkongerna under. Det \u00e4r inte till\u00e5tet att skaka mattor, kuddar eller liknande p\u00e5 balkongen. I samband med sn\u00f6fall ska omr\u00e5det n\u00e4rmast fasaden p\u00e5 balkong och uteplats h\u00e5llas fritt fr\u00e5n sn\u00f6 s\u00e5 gott det g\u00e5r f\u00f6r att undvika att fukt tar dig in i fasaden.<\/p>\n\n\n\n<p>Det \u00e4r inte till\u00e5tet att g\u00f6ra ingrepp eller f\u00e4sta saker p\u00e5 fasaden eller balkongen. Markiser p\u00e5 balkong och uteplats f\u00e5r f\u00e4stas upp f\u00f6rutsatt att tillst\u00e5nd f\u00f6rst har inh\u00e4mtats fr\u00e5n styrelsen, att arbetet utf\u00f6rs fackmannam\u00e4ssigt och att n\u00e5gon av de godk\u00e4nda f\u00e4rgerna anv\u00e4nds. Detsamma g\u00e4ller i de fall en boende med uteplats vill bygga t.ex. spalj\u00e9 vid sin uteplats. Inglasning av balkong och uteplats \u00e4r inte till\u00e5tet.<\/p>\n\n\n\n<p>Det \u00e4r inte till\u00e5tet att mata f\u00e5glar p\u00e5 balkong, uteplats eller kring husen d\u00e5 detta lockar till sig skadedjur.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Gemensamma utrymmen, f\u00f6rr\u00e5d och g\u00e5rden<\/h3>\n\n\n\n<p>Barnvagnar, cyklar, rullstolar och liknande ska f\u00f6rvaras i avsedda utrymmen. Anv\u00e4nd l\u00e5s och var noga med att st\u00e4nga d\u00f6rrar och portar efter dig.<\/p>\n\n\n\n<p>\u00d6vrig f\u00f6rvaring f\u00e5r endast ske i f\u00f6r varje l\u00e4genhet avsett f\u00f6rr\u00e5d, ingen f\u00f6rvaring f\u00e5r ske i g\u00e5ngar eller andra utrymmen, detta inkluderar \u00e4ven garaget. Observera att brandfarliga varor inte f\u00e5r f\u00f6rvaras i k\u00e4llarutrymmen. De l\u00e4genheter som har ett f\u00f6rr\u00e5d med r\u00f6klucka \u00e4r skyldiga att ha minst en halv meter fritt utrymme framf\u00f6r\/under denna. Anv\u00e4nd ordentliga l\u00e5s f\u00f6r att f\u00f6rhindra att n\u00e5gon tar sig in i ert k\u00e4llarf\u00f6rr\u00e5d.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Avfallshantering<\/h3>\n\n\n\n<p>Tidningar\/papper, kartonger, plast-, glas- och metallf\u00f6rpackningar, samt lampor\/lysr\u00f6r och batterier sl\u00e4ngs i avsedda k\u00e4rl i milj\u00f6rummet p\u00e5 Sk\u00f6ntorpsv\u00e4gen 5. Sk\u00f6lj ur f\u00f6rpackningarna och komprimera dem s\u00e5 mycket det g\u00e5r. Matavfall respektive restavfall sl\u00e4ngs i avsedda sopnedkast p\u00e5 g\u00e5rden. Anv\u00e4nd endast milj\u00f6rummet mellan kl. 08:00-20:00, detta d\u00e5 det finns l\u00e4genheter i direkt avslutning till milj\u00f6rummet, varf\u00f6r anv\u00e4ndning av milj\u00f6rummet kan orsaka direkta st\u00f6rningar.<\/p>\n\n\n\n<p>Alla avfallsbeh\u00e5llare t\u00f6ms regelbundet. \u00d6verfyll inte sopk\u00e4rlen, eftersom sophanterarna i s\u00e5dant fall inte t\u00f6mmer beh\u00e5llarna, vilket medf\u00f6r att f\u00f6reningen beh\u00f6ver best\u00e4lla extra t\u00f6mning av k\u00e4rl vilket inneb\u00e4r en extra kostnad. Sortera avfallet korrekt, d\u00e5 sophanterarna inte t\u00f6mmer k\u00e4rl med felsorterat avfall, vilket \u00e4ven i detta fall leder till extra t\u00f6mningar och d\u00e4rmed extra kostnader.<\/p>\n\n\n\n<p>Andra sopor \u00e4n det som framg\u00e5r av k\u00e4rlen, t.ex. grovsopor, f\u00e5r inte st\u00e4llas i milj\u00f6rummet eller andra gemensamma utrymmen, utan ska l\u00e4mnas p\u00e5 plats anvisad av kommunen. Grovsopor inkluderar allt som det inte finns specifikt k\u00e4rl f\u00f6r, t.ex. kl\u00e4der, m\u00f6bler, leksaker mm.&nbsp;<\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><a><\/a>Husdjur<\/h3>\n\n\n\n<p>Hundar och katter ska vara kopplade inom f\u00f6reningens omr\u00e5de och h\u00e5llas borta fr\u00e5n sandl\u00e5dan och lekplats. Plocka alltid upp efter husdjuren. I \u00f6vrigt h\u00e4nvisas till den kommunala ordningsstadgan.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><a><\/a>St\u00f6rningar<\/h3>\n\n\n\n<p>Alla boende ska visa h\u00e4nsyn till sina grannar. Undvik i st\u00f6rsta m\u00e5n s\u00e5dant som kan uppfattas som st\u00f6rande, s\u00e4rskilt viktigt mellan kl. 22:00-07:00. Notera s\u00e4rskilt att \u00e4ven vitvaror s\u00e5som tv\u00e4ttmaskin och torktumlare, eller dammsugare mm. kan ge ljud och vibrationer som st\u00f6r dina grannar, undvik d\u00e4rf\u00f6r att anv\u00e4nda dessa ut\u00f6ver angivna tider. Undvik s\u00e4rskilt st\u00f6rande aktiviteter (borrning. hamrade etc.) innan kl. 08:00 och efter kl 20:00. Om s\u00e5dana aktiviteter sker under helgen, v\u00e4nligen begr\u00e4nsa dessa till mellan kl. 10:00-17:00.<\/p>\n\n\n\n<p>Det \u00e4r du som bostadsr\u00e4ttsinnehavare som \u00e4r ansvarig f\u00f6r alla st\u00f6rningar som orsakas av dig eller dina g\u00e4ster. Detta g\u00e4ller b\u00e5de i l\u00e4genheten, men \u00e4ven p\u00e5 balkong, uteplats och g\u00e5rd. Ska du ha fest eller planerar renovering eller liknande, informera g\u00e4rna dina grannar s\u00e5 de \u00e4r medvetna.&nbsp;<\/p>\n\n\n\n<p>Om du blir st\u00f6rd av en granne, kontakta d\u00e5 i f\u00f6rsta hand grannen som st\u00f6r s\u00e5 att de blir medvetna om st\u00f6rningen. Kontakta styrelsen vid upprepade st\u00f6rningar. De som st\u00f6r och inte r\u00e4ttar sig efter tills\u00e4gelse fr\u00e5n styrelsen kan i allvarliga fall f\u00f6rlora r\u00e4tten till sin bostadsr\u00e4tt.<\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\"\/>\n\n\n\n<h1 class=\"wp-block-heading\"><a><\/a><em>Welfare rules Brf Sk\u00f6ntorpsh\u00f6jden<\/em><\/h1>\n\n\n\n<p><em>The order- and well-being rules (hereafter referred to as well-being rules) were decided by the board on 2023-04-19 and are to be seen as a supplement to the statutes for the association.<\/em><\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><a><\/a><em>To whom the rules apply<\/em><\/h3>\n\n\n\n<p><em>The welfare rules do not only apply to you as a tenant. Family members are also covered, as are guests, residents, the person\/s who sublet, or craftsmen who carry out work for you in the apartment.<\/em><\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><a><\/a><em>Generally<\/em><\/h3>\n\n\n\n<p><em>All condominium owners have a joint responsibility for ensuring that our condominium association remains a pleasant and well-functioning association. Costs for repairs and extra maintenance affect all residents in the form of increased monthly fees, and leave less room for other activities within the association.<\/em><\/p>\n\n\n\n<p><em>All condominium owners must have home insurance with condominium supplement to cover all eventualities. In case of damage or fault to the property, report the fault to the association&#8217;s technical manager. Avoid emergency calls unless it concerns urgent errors.<\/em><\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><a><\/a><em>Security<\/em><\/h3>\n\n\n\n<p><em>Check that gates and doors close properly after you in the buildings. In case of problems, contact the association&#8217;s technical manager as soon as possible. Do not leave doors and gates open and do not allow unknown persons into the properties.<\/em><\/p>\n\n\n\n<p><em>From a fire safety point of view, smoking is not permitted in the common areas. From a fire safety protection point of view, but also from a cleaning point of view, it is not permitted to store or place things in the stairwells. The same goes for the garage. Entrance mats must be placed inside the apartments and prams, bicycles etc. must be placed in designated areas or in the apartments. Garbage must not be placed in the stairwells or entrances.<\/em><\/p>\n\n\n\n<p><em>It is forbidden to set off fireworks and firecrackers within the association&#8217;s area.<\/em><\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><a><\/a><em>Balconies and patios<\/em><\/h3>\n\n\n\n<p><em>For activities on the balcony or patio, show consideration for your neighbors. Grilling is permitted with an electric or gas grill (not a charcoal grill), provided you do not disturb your neighbors. Store gas cylinders in accordance with current regulations.<\/em><\/p>\n\n\n\n<p><em>Feel free to have plants on your balcony, but place flower boxes on the inside of the balcony, and be careful when watering your flowers so that the water does not end up on the balconies below. It is not permitted to shake carpets, pillows or the like on the balcony. In connection with snowfall, the area closest to the facade on the balcony and patio must be kept free of snow as much as possible to avoid moisture getting into the facade.<\/em><\/p>\n\n\n\n<p><em>It is not permitted to intervene or attach things to the facade or balcony. Awnings on balconies and patios may be attached provided that permission has first been obtained from the board, that the work is carried out professionally and that one of the approved colors is used. The same applies in cases where a resident with a patio wants to build e.g. trellis by his patio. Glazing of balconies and patios is not permitted.<\/em><\/p>\n\n\n\n<p><em>It is not permitted to feed birds on the balcony, patio or around the houses as this attracts pests.<\/em><\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><a><\/a><em>Common areas, storage and the yard<\/em><\/h3>\n\n\n\n<p><em>Prams, bicycles, wheelchairs and the like must be stored in designated areas. Use locks and be sure to close doors and gates behind you.<\/em><\/p>\n\n\n\n<p><em>Other storage may only take place in the storage room intended for each apartment, no storage may take place in corridors or other spaces, this also includes the garage. Please note that flammable goods must not be stored in basement areas. The apartments that have a storage room with a smoke hatch are required to have at least half a meter of free space in front of\/underneath it. Use proper locks to prevent anyone from getting into your basement storage.<\/em><\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><a><\/a><em>Waste disposal<\/em><\/h3>\n\n\n\n<p><em>Newspapers\/paper, cartons, plastic, glass and metal packaging, as well as lamps\/fluorescent tubes and batteries are thrown away in designated bins in the environmental room at Sk\u00f6ntorpsv\u00e4gen 5. Rinse out the packaging and compress it as much as possible. Food waste and residual waste are disposed of in designated garbage disposals on the farm. Only use the environment room between 08:00-20:00, this as there are apartments directly adjacent to the environmental room, which is why use of the environmental room can cause direct disturbances.<\/em><\/p>\n\n\n\n<p><em>All waste containers are emptied regularly. Do not overfill the waste bins, because in such a case the waste handlers will not empty the containers, which means that the association needs to order extra emptying of bins, which means an extra cost. Sort the waste correctly, as the waste handlers do not empty bins with incorrectly sorted waste, which also in this case leads to extra emptying and therefore extra costs.<\/em><\/p>\n\n\n\n<p><em>Garbage other than what appears in the containers, e.g. bulky waste, may not be placed in the environmental room or other common areas, but must be left at a location designated by the municipality. General waste includes everything for which there is no specific container, e.g. clothes, furniture, toys etc.<\/em><\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><em>Pets<\/em><\/h3>\n\n\n\n<p><em>Dogs and cats must be leashed within the association&#8217;s area and kept away from the sandbox and playground. Always pick up after pets. Otherwise, reference is made to the municipal regulations.<\/em><\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><a><\/a><em>Disorders<\/em><\/h3>\n\n\n\n<p><em>All residents must show consideration for their neighbours. Avoid as much as possible things that can rise perceived as disturbing, especially important between 22:00-07:00. Note in particular that white goods such as washing machines and dryers, or vacuum cleaners etc. can produce noise and vibrations that disturb your neighbours, therefore avoid using these beyond the specified times. Avoid particularly disruptive activities (drilling, hammering, etc.) before 08:00 and after 20:00. If such activities take place during the weekend, please limit these to between 10:00-17:00.<\/em><\/p>\n\n\n\n<p><em>As the tenant, you are responsible for any disturbances caused by you or your guests. This applies both in the apartment, but also on the balcony, patio and yard. If you are having a party or planning renovations or the like, please inform your neighbors so they are aware.<\/em><\/p>\n\n\n\n<p><em>If you are disturbed by a neighbor, contact the neighbor who is disturbing you in the first place so that they are aware of the disturbance. Contact the board in case of repeated disturbances.
